How much do we pay for the land:
Through many years of experience and assisting 100’s of clients get into their home (or investment properties) we have developed a formulae that works. If your budget is $450,000 then you should assign a maximum of 50% of this for the land acquisition. i.e. $225,000 You do not have to invest this much in the land but you should never exceed this percentage if you wish to ensure you get the home that you are after.
How much do we budget for the build:
As above the same Formulae applies 50% of your budget for land & 50% of your budget for the build. i.e. $225,000 for land & $225,000 for the build. Again, you do not need to invest 50% on the land however you should never exceed these simple rules. Too many times we see people design their home first & then try and find land that will suit. This is a catastrophe and in more cases than not these builds do not happen. Stick to the simple rules of finding your land first, then design your home to your budget, arrange your finance, then go to contract.
